Are you thinking about selling your property? Want to make sure that it appeals to potential buyers so you have best chance of it selling? In this article CRAIG WILSON, CEO of PiC Group, shares 9 Tips to action using the extra time you might have on your hands during self-quarantine. They are sure to make your property shine and become more saleable.
Let’s face it with the current self-quarantine measures in place there has never been a better time to get stuck into all of those little projects around the house that have ‘til now been sitting on the back-burner.
By making some simple changes, clearing out the unwanted clutter, adding some fresh paint and removing personalisation, you can inexpensively create a great first impression both in and outside your home.
Here’s a list of 9 tips to get you started
Give it a good clean
This is the best place to start once you have met your real estate agent and you have a strategy and price set. Now is time to get out the cleaning gear and see what you are working with.
The next best step is to start getting rid of all the items that you have collected (or hidden in the house) over the years. Ideally you want a minimal look so a potential buyer has the space to imagine all of their furniture in the house. Sell whatever you don’t need, and this can be put towards relocating, or you can always donate.
Complete minor repairs
Patch and paint the walls, and go for a neutral colour scheme where possible. Bright bold colours can give a potential buyer the wrong impression, but the neutral colour make it easier for them to imagine living there.
Get your green thumb on
The garden is the first impression, and a nice tidy well looked after garden can increase your sale price! Get rid of all the weeds, keep watering it to keep it green, add mature plants if needed as well to give it a great touch.
Make each room special
Just like they do on The Block, treat each room as a sale in itself. Keep it spacious by removing any unnecessary furniture, but make it clear what the room is currently being used for.
Bring the garden into the home
A particularly hot trend at the moment is pot plants in the house – but don’t stop there. When inspections are scheduled by your real estate agent, add flowers to the kitchen or dinner table as well. This will not only look great but will also make the home smell amazing.
New towels for inspections
They might be only visiting one at a time, but everybody loves new towels, and they’re an inexpensive way to give it a first-class touch. Go for basic, plain colours, white can work best.
De-personalise the entire house
Of course, the odd picture is fine, but keep it simple and not over done with your children’s Athletics awards etc. Family schedules and reminders displayed on the fridge should be removed.
Don’t forget the outside of your house needs some TLC
This can be easily done with a gurney! Give all the external walls and windows a good hose down, get rid of cobwebs and leaves that have accumulated over the seasons. Ensure the home looks loved and has good street appeal
If you work your way through this list and take action you will be well on your way to ensuring your home will appear to potential buyers.
